Lease Ventures Terms of Use (Beta)
Version 1.0. Dated 12 October 2026.
Issued by Scott FT Property Limited, trading as Lease Ventures.
1. Who we are
1.1 Lease Ventures is provided by Scott FT Property Limited, a company registered in England and Wales with company number 15976662, whose registered office is at Maritime House, Basin Road North, Portslade, Brighton, BN41 1WR ("we", "us", "our"). "Lease Ventures" is our trading name for the Platform, and Scott FT Property Limited is the company you deal with under these terms.
1.2 You can contact us about anything, including your personal data, at info@lease-ventures.com (clause 20 and our Privacy Notice).
1.3 Notices to you go to the email address on your account and count as received the next working day. Notices to us go to info@lease-ventures.com.
2. These terms and your acceptance
2.1 These terms apply when you create an account and use Lease Ventures (the "Platform"). By ticking the box at sign-up you accept them. If you do not accept them, do not use the Platform. These terms replace any earlier LeaseIQ or Lease Ventures terms you accepted, with effect from the date you accept these.
2.2 Our Privacy Notice explains how we use personal data and forms part of these terms. Our Fair Use page (clause 7) also forms part of these terms.
2.3 We keep every version of these terms, and we record the date, time and version you accepted and how you accepted it. You can ask us for a copy of any version and of your own acceptance record.
3. Changes to these terms
3.1 We may update these terms. For minor changes (a correction, a new contact address, a feature that takes nothing away) we post the dated new version and tell you by email or on the Platform.
3.2 For material changes (a charge, a reduction in what your plan includes, a change to what you may do with Platform information or to how we use what you add) we give at least 30 days' notice and ask you to accept the new version at your next login.
3.3 If the notice period ends without your acceptance, your account moves to the free plan we then offer, on the new terms. That move is shown to you and recorded at your next login as your acceptance. If there is no free plan at that time, your account closes and clause 19 applies.
4. Business use only
4.1 The Platform is for people letting, owning, investing in or acquiring property as a business, including companies, partnerships and individual landlords running a property business, and agents acting with the owner's authority. By creating an account you confirm you are using the Platform for your business and not as a private individual (a consumer), and you tell us your business name or, if you trade in your own name, that you do.
4.2 You must be 18 or over and have authority to bind any business you register on behalf of.
5. What the Platform does
5.1 The Platform lets you add properties and see organisations that may be interested in leasing them for supported living, social housing or care use ("Providers"), with information about those Providers drawn from public registers and other sources.
5.2 The Platform is an information service. It publishes information about Providers and gives you a way to contact them directly if you choose to. We do not introduce you to Providers, we do not act as your agent, broker, adviser or representative, we do not negotiate for you, and we take no part in any agreement you reach. Any agreement you reach is between you and the Provider.
5.3 The Platform covers properties in England only. It does not cover Wales, Scotland, Northern Ireland or anywhere outside the UK. You may add a property outside England, but the Platform will show no Providers for it and we accept no responsibility for anything you do with it.
6. The beta
6.1 Subject to clauses 3 and 7, the Platform is in beta and we may change, pause, limit or withdraw any part of it, or all of it, at any time, and we may end the beta with as much notice as we can give.
6.2 We do not promise that the Platform will be available at any particular time, or that what you add will be kept. Keep your own copies of anything you add or rely on, because we do not promise to back it up.
6.3 Because it is a beta, we ask for feedback where you are happy to give it, on the Providers you contact and on the Platform itself, using the prompts on the Platform. Giving feedback is optional and is not a condition of using the Platform. To move a Provider between stages on your outreach board, the Platform asks you for a short reason, so our information stays accurate.
6.4 If we end the beta we will tell you what happens to your account and your data, and the Privacy Notice continues to apply to it.
7. The free plan, fair use and paid services
7.1 During the beta the Platform is free. We call this the free plan. On it you may add as many properties as you like, and the Platform shows you up to 50 Providers for each property.
7.2 We may set fair-use limits on the free plan, for example on searches or on the contact details shown. The current limits are on our Fair Use page, linked from the Platform. We may change them. A reduction in what you already have is a material change handled under clause 3. We may agree different limits or terms with any business in writing.
7.3 We may in future offer paid plans or paid services, for example priority placement, introduction or matching services, or reports. None of those is provided under these terms. Each will have its own terms, we will give at least 30 days' notice before any charge could apply to you, and nothing is payable unless you accept those separate terms. Introducing a charge is a material change under clause 3.
8. Your account, and checking who you are
8.1 Each account is for one named person. Do not share your login or let anyone else use it, and do not use anyone else's. Do not open more than one account for yourself. If more than one person in your business needs access, each needs their own account. We may close accounts that are shared.
8.2 Keep your login details private. You are responsible for everything done on your account. Tell us straight away if you think someone else has used it.
8.3 We may ask you at any time to confirm your name, your business and your authority over a property you added, for example by matching a company number at Companies House or by asking for proof of ownership, and we may pause an account or hold back Provider contact details until we have what we asked for.
8.4 We may refuse to open, or may close, any account where we reasonably believe the user is collecting data to pass on or sell, is a competitor, or is using the Platform for anything other than finding Providers for properties they own, control or are genuinely considering buying.
9. What you put on the Platform
9.1 You confirm that the property information you add is accurate to the best of your knowledge, and that you own the property, have authority to deal with it, or are genuinely considering buying it.
9.2 You must not add to the Platform:
(a) anything about tenants, residents, service users or their families, including names, health, care, support or safeguarding information, or anything else that identifies them;
(b) anything you do not have the right to share, including anything you have agreed to keep confidential;
(c) anything unlawful, misleading or harmful.
9.3 If you add something you should not have, you are responsible for it and we may delete it and close your account without notice.
10. Our permission to use what you add
10.1 You keep ownership of what you put on the Platform. You let us, at no charge, keep, copy, analyse and use what you add (property details, feedback and other content) and the records of how you use the Platform, to: run, maintain and secure the Platform; improve it; train, test and tune the matching, scoring, search and analysis tools we run, ourselves or through suppliers acting for us; keep our Provider information accurate; and produce anonymised statistics and insight (clause 11).
10.2 When content that identifies you is deleted, this permission ends for it, except for anonymised insight already produced, tools already trained, and what we have learned about Providers as organisations. We will not sell or pass on content that identifies you or your properties except as the Privacy Notice sets out.
10.3 Feedback that could identify you or your property is never shown to other users or published. We use it internally, including to keep our Provider information up to date. Feedback must be honest and based on your own dealings; do not say anything you know to be untrue about a Provider.
11. Anonymised statistics and market insight
11.1 We may combine information from the Platform (properties added, usage, feedback) into anonymised statistics, reports and market insight, and may publish, share or sell those.
11.2 First we strip out anything that could identify you, your business, a property or a deal, and we only publish figures grouped widely enough that no user or property could reasonably be picked out. We never use this insight to make decisions about you. Nothing in this clause expands any licence we hold to third-party source data.
12. How you may use the Platform
12.1 You may use the information on the Platform for your own property decisions and to contact Providers about your own properties.
12.2 You must not:
(a) copy, extract, scrape or compile Provider information in bulk, by hand or automatically;
(b) sell, share, publish or pass on Provider lists, contact details, scores or other Platform content outside your business;
(c) use Platform information to build, train, check or improve another database, product, model or service, or to reconstruct our scoring (ordinary viewing and your own notes of approaches are fine);
(d) use Provider contact details for bulk, automated or unsolicited marketing;
(e) get round any login, limit or security measure;
(f) break the law on the Platform, including data protection and marketing law;
(g) share one Provider's commercial terms with another.
12.3 If we reasonably believe you have broken this clause or clause 13 we may close your account without notice. Closing your account is our remedy under these terms; our rights under the general law stand.
13. Contacting Providers
13.1 Provider contact details are business contacts held for the purpose of discussing property leasing, and you may contact them for that purpose only.
13.2 When you take a Provider's contact details from the Platform, the law on personal data and electronic marketing makes you responsible for how you use them. Say who you are and what you want, do not add them to any marketing list, keep their details only for as long as you are dealing with them, and stop if they ask you to. If a Provider asks where you found their details, tell them it was Lease Ventures.
14. Provider information, scores and contact details
14.1 Provider information comes from public registers, published documents, organisations' own websites and automated searches. We do not check every item by hand and it may be out of date, incomplete or wrong.
14.2 Match scores and rankings are our indicative view of which Providers may be worth approaching. They are not a rating of any Provider's quality, finances or suitability, and they are not financial, legal or investment advice.
14.3 Some of the contact details we hold will be wrong, out of date, or reach a general inbox that does not deal with property. Finding the right person inside a Provider is your responsibility.
14.4 We do not guarantee that any Provider will reply, be interested, operate a lease-based model, be looking for property in your area, or lease your property, or that you will achieve any rent or return.
14.5 Before you enter into any lease or agreement, carry out your own checks and take your own legal, financial and property advice. Any due diligence checklist on the Platform is a starting point for your own checks and never a completed check.
15. Contacting you
15.1 We will email you about your account, the beta, changes to these terms and anything we need you to know. These messages are part of the service.
15.2 As part of the beta, we may contact you about how you are getting on with the Platform, the properties you have added and what you are looking for, for example if a property has had no updates for a while. You can ask us to stop these check-ins at any time.
15.3 Check-ins are about the Platform and the properties you have added. We will not use them to market other services, and we will not email you about other products, partners or offers unless you have ticked the separate box at sign-up or later asked us to. If we introduce paid plans, we will tell you about them as a change to the service under clause 3.
16. Intellectual property
16.1 We have put substantial work into collecting, checking and presenting the information on the Platform. We own the database right in it, and the copyright in the Platform, its design, software, rankings and scores. Some underlying data is used under the Open Government Licence or other licences, which continue to apply.
16.2 The contact details we have compiled, our scores, and anything on the Platform that is not already public are confidential to users and may only be used as clauses 12 and 13 allow.
16.3 You may access the Platform only through a web browser, using your own account, and not by automated means. Any other access, including by script, bot, crawler, API call or scraper, is not authorised by us, whether or not it is technically possible.
16.4 You get a personal, non-transferable right to use the Platform under these terms. You get no other rights in it.
17. Our liability to you
17.1 The Platform is free, in beta, and provided "as is". It helps you identify Providers who may be a good match. Your own checks and due diligence are what you should rely on. Because it is free, we do not promise that it will always be available or that everything on it is complete or correct, and we do not accept liability for loss arising from your use of it, except where the law does not allow us to exclude it (clause 17.3). Carry out your own checks before you act on anything you see here.
17.2 To the fullest extent the law allows, we accept no liability for any loss or damage arising from your use of the Platform, including any loss of rent, income, profit or opportunity, any decision you make using it, and anything a Provider does or does not do.
17.3 Nothing in these terms excludes liability for death or personal injury caused by negligence, for fraud, or for anything else the law does not allow us to exclude.
18. Your responsibility for what you do and add
18.1 If a third party brings a claim against us because of information you added to the Platform, because of how you used Platform information or contacted a Provider, or because you broke these terms, you will pay our reasonable losses and costs of dealing with that claim, as long as we tell you promptly and let you have a say in how we respond.
18.2 This does not cover any fine or penalty imposed on us for our own breach of the law, and it does not apply to the extent the claim is caused by our own breach of these terms or of the law.
19. Suspending or closing accounts
19.1 You can close your account at any time by emailing info@lease-ventures.com or, where the Platform offers it, from your account settings. When you do, we permanently delete your account, login and property details within one month, except anything we must keep by law. Deleted accounts cannot be recovered.
19.2 Feedback you have already given has been used to update our internal information about Providers. It is kept after your account is deleted, with anything that links it to you or your properties removed.
19.3 We may suspend or close your account if you break these terms, if we reasonably suspect misuse, or when the beta ends.
19.4 When your account closes, for any reason, clauses 9.1, 10, 11, 12, 13, 14, 16, 17, 18, 19.2 and 21 continue to apply, and clauses 12 and 13 continue to bind you for anything you saw while you had an account. Clause 10 ends for deleted content that identifies you, as that clause says. This clause does not extend how long we keep your personal data; the Privacy Notice governs that.
20. Complaints
20.1 If you want to complain about the Platform, email info@lease-ventures.com. We aim to reply within 10 working days.
20.2 If you want to complain about how we handle your data, whether you are a user or anyone else whose details appear on the Platform, email info@lease-ventures.com. We will acknowledge within 30 days (we aim for 5 working days), look into it, and tell you the outcome without undue delay. If you are unhappy with our answer about your data, you can complain to the Information Commission (the ICO).
21. General
21.1 These terms are the whole agreement between us about the Platform during the beta.
21.2 If any part of these terms is found unenforceable, the rest still applies.
21.3 We may pass our rights and duties under these terms, and the data and content on the Platform, to another company in our group, to a buyer of the Platform or of all or part of our business, or to whoever takes over after a reorganisation, merger or insolvency. We will tell you if that happens, and the new provider is bound by these terms and the Privacy Notice. You may not pass your account or these terms to anyone else.
21.4 No one other than you and us has any right to enforce these terms.
21.5 If we do not act on a breach straight away, we can still act on it later.
21.6 Neither of us is responsible for failing to do something these terms require because of events outside our reasonable control, but that never excuses a breach of clause 12 or 13.
21.7 These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
